Tenant Guide

The first step is to register your details with us to provide information on the type of property you require. We will then match your requirements to available properties for you to view. We recommend that you start looking for a property approximately 6 weeks before you would like to move.

Viewings

Viewings can be arranged 6 days a week. Please try to give as much notice as possible so that we can ensure that you view at a time to suit you. A member of our lettings team will meet you at the property to provide advice and to answer any questions you may have.

Reserving the Property

Once you have decided on letting a property, you will need to complete an application form and pay the appropriate fee (see Fees

below). We will also require identification, normally a passport or driving licence and a utility bill. If the landlord decides not to proceed with the tenancy, the fee will be repaid in full. However, if you decide not to proceed for any reason, or if you do not provide accurate information in your application, the fee will not be repaid.

References

Each applicant over the age of 18 will need to be referenced. We will require confirmation of your employment and a reference from your landlord or agent if you are currently renting a property. In addition, a credit check will be completed. In certain circumstances, a guarantor may be required. We use LetsXL to carry out the references. LetsXL are an established company that provide support services to the lettings industry.

Rent

Rent is always payable in advance (calendar monthly) and is normally due each month on the day your tenancy starts. We recommend that a Standing Order is set up at the beginning of the tenancy. All rent should be paid to our nominated Company bank account. The first months rent must be paid in cleared funds before you can move in to the property.

Deposit

A deposit of 6 weeks rent will be required and must be paid before the start of your tenancy. All deposits taken by P & K Lettings Ltd are secured with

The Deposit Protection Service (The DPS). The Deposit will be protected by The DPS in accordance with the Terms and Conditions of The DPS. The Deposit is held as security for the performance of the Tenant's obligations under the terms of the tenancy agreement and to compensate the Landlord for any breach of those obligations. The deposit will be refunded to the Tenant in full at the end of the tenancy subject to all conditions detailed in the tenancy agreement being fulfilled. The deposit must be paid in cleared funds before you can move in to the property.

Utility Companies

The tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Meter readings will be taken at the beginning of your tenancy and all relevant parties will be notified by us that you have moved in.

Insurance

P & K Lettings recommend that Tenants take out insurance via LetsXL.
